Dear Maynard Lake Resident,
We hope this letter finds you well. As the Board of Directors of the Maynard Lake Homeowners Association (MLHA), we are reaching out to begin to share important information concerning our current covenants that guide and govern our neighborhood community.
Maynard Lake was developed in the late 1960’s, and was developed in six phases. Each of the six phases, subdivisions, had a separate set of covenants put in place that governed the lots included in each phase. These covenants were recorded with the Champaign County Recorder’s Office. Although these six documents are basically the same, there are some minor differences among them.
Most importantly, the minor differences in the covenants do not pertain to membership in the MLHA. No matter which phase each lot belongs to, they are still members of the Association, and the Association is still representative of the neighborhood as a whole.
Looking ahead, we believe it in the best interest of the Association, and all of the members, to unify all residents under a single, consistent, set of covenants.
This is an important first step in eventually moving off of the current covenants related to a developing subdivision, and moving toward covenants that reflect a fully developed neighborhood community. This may seem like a small administrative step, but it will allow the Association to speak more clearly and consistently on behalf of all residents.
As we move forward, the Board will be providing more information and will give all members the opportunity to ask questions and share input.
